Our guiding principles are integrity, loyalty, and fairness. We strive to build long-term business relationships based on mutual trust. For us, reliability, communication, and appreciation are important qualities which we continuously demonstrate through our commitment and professionalism.
We focus on “doing the right things” and “doing things right”.
VLR Germany pursues a high-quality, transparent and proactive real estate strategy. Keeping our clients’ individual requirements in mind, we ensure successful and strong returns with a long-term perspective. Our focus is on landmark properties and excellent, central locations. However, we also work with “value-add” properties which we optimise to increase their value.
We have expertise in various asset classes such as office, hotel, retail, residential, and logistics.
While our investors can rely on stable returns, we dedicate ourselves to developing a customised strategy long-term that promises success. At the same time, we observe market trends in order to adapt the strategies to market requirements and, if necessary, adjust them in the interests of our investors. In doing so, we not only keep an eye on micro markets, but also on pan-European trends and markets.
Here at VLR Germany, we take a proactive approach to real estate asset management rather than merely passively administrating properties. This generates a significant added value for our clients.
Our range of services spans everything from strategic planning to budgeting to technical and commercial property management.
Our focus is on the long-term preservation of our properties’ core and landmark status. At the same time, we consolidate the investments’ competitive advantages by focusing on the needs of tenants from the office, hotel, retail, and logistics sectors.
With a vacancy rate close to 0% and an effective investment management, we generate excellent financial results for investors. We identify potential opportunities for improvement and leverage these opportunities in order to proactively increase the rental income in the long term.
Our team of senior real estate asset managers with international experience is always present in the local markets and seeks to establish direct and transparent relationships with our clients.
We have strong networks not only in Germany, but inter alia also in Poland, Hungary, Czech Republic, Slovakia, Austria, Switzerland, France, Belgium, the Netherlands, Great Britain, Ireland, Scandinavia, and overseas.
Our communication strategy promotes short distances, quick and precise decisions, as well as transparent reporting.
